Jim, I wanted to let you know what a great experience it was to have worked with you during the sale of my Dad’s condo in Ottawa. When my Dad asked me to sell his condo as his Power of Attorney, I really struggled with selecting a suitable experienced residential realtor in the Ottawa market. Given that I’m not an Ottawa resident, I didn’t know the market and didn’t know any reputable realtors. A friend, Alan H., had met you a couple of times and mentioned that he felt that you would be a ‘great fit’ for my needs. He helped make the connection and I realize how lucky I was to be referred to you.

During our first phone call, you immediately demonstrated your willingness to assist me. I was cautious but you impressed me with your market knowledge/expertise in the Ottawa residential/condo area. We therefore arranged our first ‘face-to-face’ meeting at the condo the next time I traveled to Ottawa.

Our first meeting with my sister Janice was particularly interesting. I had done a lot of my own exploration/research of the Ottawa market. I had read countless of articles about the Ottawa area condo market written over the past several years. Everything you told me and explained during our meeting made me feel confident that you knew your comparative sales ad explained in detail the pros and cons of each property we discussed possible strategies and pricing points. Overall, we were basically on the same page regarding the approach to selling the condo. We concluded by agreeing that properties will sell when they show well and realistically priced right.

Once the listing agreement was done, you (and your ‘KennyTeam’) immediately went to work and arranged the condo photos, the web site/marketing material and set up the first and only ‘Open House’. As a result of your marketing presentation and the open house, you received an offer though another realtor within a few days. When you contacted me you seemed to be right on track regarding the negotiating plan and we worked through several proposed deals. Ultimately we sold the condo within the first week of the listing for almost 99% of list.

Given that I was not living in Ottawa, between accepting the offer and closing, you were very generous with your time and provided services ‘above and beyond’ the normal scope that I would expect from any other realtor. You arranged meetings for subsequent inspections with the purchaser/agent and you assisted me with the person who was contracted to sell of the remaining contents of the condo. You arranged for the final professional cleanup of the condo and delivered the keys to our lawyer before closing. This experience was probably one of the best/smoothest real estate sales I have ever been involved with.

Just one more point. As you were aware I had previously worked with a potential private buyer for the condo. Unbeknownst to you, the bottom line that my Dad and I had determined based on all of the earlier research that had been done, turned out to be ‘in range’ of the actual selling price that you proposed (net of commission and expenses). Based on your expert presentation of current sales comparatives and your market analysis/knowledge, the suggested list price recommendation produced a better end results for us than anticipated.
